Our Story

Trust in Him —
The Name With a Story

In 1997, just before TIH's soft opening, Steve McKenzie stood at his breakfast room counter in Town Lake and received what he calls a "direct God download." The name was undeniable: Trust in Him.

The company was founded on Matthew 25:40 — the call to care for "the least of these." Original vision: TIH the homebuilding company would fund a TIH Ministry. That work has taken Steve and Renee to South Africa, Swaziland, Tanzania, Kenya, and Uruguay over the past twenty-five years.

"How much would you be trusting in Him if you didn't name it Trust in Him?"
— Mark, a trusted friend  ·  The moment the name was settled

Through prosperous seasons and wilderness ones, the name has held. As Steve reflects: "Whether it's lean times or prosperous times, the one consistent thing we've always had to do was trust."

How We Build

Three Processes That
Define Every TIH Home.

Anyone can promise quality. Process is how you actually deliver it. Three documented systems — from groundbreaking to the moment we hand you the keys — make every TIH home different from what other builders deliver.

01

The 18-Stage Build

~6–9 months · built in 126 days

Steve wrote an 18-stage construction manual — the company's building Bible. Each stage is 100% complete before the next one starts. No last-week sprint. No 100 contractors at once. Quality is locked in at every stage.

02

The 2-Hour Orientation

~2 hours · A 5-page outline

"We are 100% done with your home. Today, we introduce you to it." A TIH manager walks you front-to-kitchen, explaining every meter, every warranty, every system. It's an education — not a checklist signature.

03

The Handbook & Bible

~1 hour · The closing tradition

A TIH closing representative walks you through the homeowner handbook — warranties and everything you need to know about your new home. Closing ends with a Bible with a handwritten note inside the cover bearing your name — a TIH tradition of nearly 25 years.

Frequently Asked Questions

How much does a custom home cost in Cherokee County, GA?

Pricing for a semi-custom or custom home in Cherokee County and surrounding North Georgia counties typically runs $200 to $350 per square foot, including land and builder margin. The midpoint of that range is a realistic planning number for most semi-custom builds; the upper end applies when finishes, lot complexity, or architectural detail push the budget higher. Build on Your Own Lot projects start from $400K+. Construction prices in the Southeast jumped roughly $25 per square foot during COVID and have not come back down, so planning toward $200 to $350 per square foot gives you room for the home you actually want. We provide a detailed estimate after a free land evaluation.

Can I use my land equity as the down payment on a TIH home?

Yes. If you own land in North Georgia that is paid off or close to it, you can often use the equity as your down payment on a construction loan. In many cases that means building a custom home with little to no cash out of pocket beyond closing costs. We work with lenders who specialize in Build on Your Own Lot financing.

What area does TIH Homes build in?

TIH builds across Cherokee County, Pickens County, Gilmer County, Fannin County, Bartow County, Forsyth County, and northern Cobb County. Cities served include Canton, Woodstock, Holly Springs, Ball Ground, Waleska, Jasper, Talking Rock, Ellijay, Blue Ridge, Cumming, Cartersville, and Marietta.

How long does it take to build a custom home with TIH?

Most TIH semi-custom and custom homes complete in six to nine months from the time the permit is pulled. Slab-foundation builds tend toward the shorter end of the range; full-basement builds tend toward the longer end. Site complexity, finish choices, and weather all influence the final timeline. Build on Your Own Lot projects on a previously cleared, utility-ready lot tend to come in closer to six months.

Do you handle permits and land evaluation?

Yes. TIH handles every permit, every survey, every soil and site evaluation, and every utility connection. You sign the closing paperwork; we handle the bureaucracy. Land evaluation is free for prospective Build on Your Own Lot customers.

What is the difference between Build on Your Own Lot and a traditional custom home?

A traditional custom home is built on a lot inside a master-planned community that the builder purchased. Build on Your Own Lot means you already own the lot — anywhere in our service area — and we come to you. The build process is identical; the difference is the land is yours from day one, which often makes financing easier.

Does TIH build multifamily or light commercial projects?

Yes. Beyond single-family custom homes, TIH builds townhomes, multifamily developments, and light commercial buildings (offices, retail, churches). The same 18-stage quality process applies to every project regardless of type.
